Overall Review of Valencia's Manor

Cons

  • pro The place has always been loud because it's built all wrong, like a racquetball court with a tent.
  • pro The resident can hear everything outside as if it's happening inside the apartment.
  • pro Management only issues newsletters about noise and does not enforce the rules.
  • pro Kids in the courtyard are very loud, constantly screaming, yelling, and running in shared areas all day.
  • pro The noise is so unbearable that the resident sometimes leaves appointments in the evenings to get quiet.
  • pro A former manager handled issues better; the current manager won't return calls or emails.
  • pro The area becomes nasty with kids outside all day, messing up landscaping and leaving toys and food trash.
  • pro The on-site washers are owned by a separate company, so maintenance isn't managed by the apartment and they're always broken.
  • pro The reviewer would not recommend this place to a friend.

Review

After almost ten years in this place, it's clear that the constant loudness isn't just a nuisance - it's built into the environment. The building itself seems to amplify sound in a way that feels more like a racquetball court than a residence, and at times it even seems like living in a tent where every outside noise leaks right into the apartment. I can hear everything that happens outside as if it were happening inside my own walls, which makes relaxing or concentrating nearly impossible.

Management does address noise with occasional newsletters focused on common areas, but there's a glaring lack of enforcement behind those notices. The courtyard is a hotbed of disruption because kids are allowed to play there all day long, making loud squawks, screams, and nonstop running. This isn't a mere occasional disturbance; it's a constant background din that crowds out any chance for quiet, especially during the evenings when you finally expect a little peace. There have been times when I've had to cancel or postpone important appointments just to find a moment of quiet elsewhere.

I've tried to raise these concerns multiple times over the years. When I first moved in, there was a different manager who actually seemed to handle these issues and follow up. Since then, the person now in charge won't even return calls or emails, which leaves the problems to fester without any accountability or response. It's discouraging to know that the people who are supposed to fix or at least acknowledge these problems are the ones who disappear whenever you need them.

Beyond the noise, there's a pervasive sense of neglect in the shared spaces. The kids outside seem to treat the common areas as their own yard for the day, and the landscaping suffers because of it. Toys and food trash are left out, creating a messy and uninviting environment. It's not just a cosmetic issue; it contributes to a feeling that the property isn't managed with care or respect for the residents who live there and rely on those spaces to be usable.

The laundry situation compounds the frustration. The washers on the grounds are owned by a separate company, which means the apartment management isn't responsible for their maintenance. As a result, the machines are almost always out of order, and there's little reassurance that this will be resolved soon. Waiting for a broken washer to be repaired becomes just another daily annoyance rather than a solvable problem, underscoring a broader pattern of maintenance neglect.

Taken together, these issues create a sense that the place isn't a home so much as a poorly managed space with persistent problems. The combination of persistent noise, unresponsive management, deteriorating common areas, and unreliable laundry facilities makes it hard to recommend living here to friends. For anyone considering a move, it's important to weigh how much you're willing to tolerate daily noise, the lack of enforcement on rules, and the ongoing maintenance headaches before committing to this residence.
